Every Bulgarian property transaction carries a set of statutory costs on top of the price: a municipal transfer tax set by each municipality, notary fees on a state-regulated scale, and a registration fee at the Registry Agency. None of them are negotiable, all of them are knowable in advance — which is why we put the complete figure in writing before a client commits to anything. Beyond the statutory items sit the optional ones: legal review (worth having on every transaction, not only complex ones), translation and legalisation for foreign buyers, bank fees if financing is involved, and the advisory fee, which should always be agreed in writing before work begins. The test of a serious adviser is simple: ask for the full breakdown, in writing, before you offer. If any line is vague — walk. A purchase with no surprises is not luck; it is arithmetic done early.
