A number without reasoning is an opinion. Every MM valuation is a written document with its logic exposed: the comparable transactions we used and why; adjustments for floor, light, condition and layout; the building's quality and management; and the district's direction — what is being built, opened, and planned around it. We put it in writing for one reason: so you can challenge it. A client who can see the reasoning can test it, disagree with a line, add information we lacked. The valuation gets better, and the eventual price stands on ground both sides understand. The discipline cuts both ways. A written number is one we have to stand behind — which is exactly why we write it down.
