Bulgaria's construction cycle is still delivering finished product. According to National Statistical Institute data reported by News.bg, 1,269 residential buildings were put into operation nationwide during the second quarter of 2026. The capital was the single largest contributor. Sofia city region accounted for 176 completed residential buildings containing 2,046 dwellings — more than any other region in the country, the same report notes. The quarter continues a steady run of deliveries: News.bg reported that more than 1,200 residential buildings were also completed nationally in the first quarter of 2026. In other words, projects launched during the busy 2024–2025 construction period are now reaching the point where keys are actually handed over. For owners preparing to list a Sofia apartment, the practical significance is straightforward: newly completed buildings enter the pool of finished, ready-to-occupy homes that buyers can compare against resale stock. Presentation, floor plan efficiency, building management and energy performance become easier for a buyer to weigh when there are more completed alternatives on view at the same time. It is worth stressing what the statistics do and do not say. The NSI figures measure buildings and dwellings placed in operation — not sale prices, not absorption speed, and not how many of those units were already contracted off-plan before completion.
