Serious capital rarely chases headlines; it follows structure. Sofia’s structural story is straightforward: full EU membership since 2007 with the legal protections that carries, a technology sector that has become a genuine employer of well-paid specialists, steadily improving infrastructure, and euro adoption on the horizon removing the last conversion friction for European buyers. The premium segment has matured with the city. Construction and finish standards in the best new buildings now meet international expectations, and a professional management layer — legal, technical, property care — has grown around them. What a foreign buyer needed to import a decade ago can now be procured locally, in English, in writing. None of this is a promise of returns, and any adviser making one should be treated with caution. It is an argument about fundamentals: a capital city inside the EU legal order, with real economic growth underneath it, at an early stage of institutional polish. Investors who value being early to structure — rather than late to a story — are the ones we find looking at Sofia today.
